Home Inspections!

Arriving at the property yesterday, we were presented with a "SOLD" sign. It's almost official! We can't believe it! :)

As you know, we had our inspections on Wednesday. We went ahead and chose to have a home, roof and chimney inspection. For all you first time homebuyers - a home inspection is required and any other inspections are optional. All three inspectors were very helpful and willing to explain things to us. A termite inspector also came by after we left the property from our inspections. The following things were noted:

• Small signs of subterranean termites in a couple of locations - but since they fall under the "Section 1" items, the seller has to pay for these certain items to be repaired. No tenting is required, but the exterior side of the house and garage will need to be sprayed.
• There were a couple of plumbing leaks in the Kitchen and Guest Bathroom. But all that was needed was just a few cranks on the nut, and the water stopped leaking. This occurs often, especially when a house has been vacant for so long.
• Our house is built with roof trusses from the 1960's!
• The floor framing is composed of 2x decking spanning between 4x girder beams. The girders are supported on 4x4 posts and piers.
• The exterior wall foundation does not have any cracks in it and there are no signs of sliding!!! :)

We also met with a drywall contractor and plumber. They both wrote us bids/estimates for the things we would like to have done in the house before moving in. Here are the list of things:

• Remove the kitchen cabinet hung from the ceiling between the Kitchen and Dining Room.
• Remove the kitchen light fixture and replace it with a new one.
• Remove all of the "popcorn ceiling" in the bedrooms and closets.
• Install a shower head in the Guest Bathroom. (This involves putting up tile/marble around the bathtub's three walls.)
• Install another plumbing line in the Master Bathroom for a double sink. (We plan on replacing the vanity.)

Overall our inspection day went really well. We learned a lot about our future home - and I think it's really important for the seller's to be present the day of inspections. Till next week...
